The Worker, Homeownership, and Business Assistance Act of 2009
The Worker, Homeownership, and Business Assistance Act of 2009 extended and expanded the home buyer credit. In addition to extending the First Time Homebuyer’s Credit, there is also now a Long Time Homebuyer’s Credit. If you qualify, you will be entitled to a First Time Homebuyer’s Credit of $8,000 or a Long-Time Homebuyer’s Credit of $6,500 that can be used against either the 2009 or 2010 taxes. Here are the particulars:
- Lived in the home for at least 5 years for the long time homebuyer’s credit;
- The purchase price of the new home cannot be more than $800,000 and the house must become the taxpayer’s primary residence;
- The purchaser must be at least 18 years old and does not qualify as a dependant;
- The Modified Adjusted Gross Income of the purchaser cannot exceed $125,000 for a single filer or $225,000 for a married couple filing jointly;
- The house must be purchased by April 30, 2010. If the taxpayer has a binding contract to purchase the home by April 30, 2010, the closing can be as late as June 30, 2010;
- Active military members can still qualify if they purchase a house by April 30, 2011.
