The Worker, Homeownership, and Business Assistance Act of 2009 extended and expanded the home buyer credit. In addition to extending the First Time Homebuyer’s Credit, there is also now a Long Time Homebuyer’s Credit. If you qualify, you will be entitled to a First Time Homebuyer’s Credit of $8,000 or a Long-Time Homebuyer’s Credit of $6,500 that can be used against either the 2009 or 2010 taxes. Here are the particulars:

  • Lived in the home for at least 5 years for the long time homebuyer’s credit;
  • The purchase price of the new home cannot be more than $800,000 and the house must become the taxpayer’s primary residence;
  • The purchaser must be at least 18 years old and does not qualify as a dependant;
  • The Modified Adjusted Gross Income of the purchaser cannot exceed $125,000 for a single filer or $225,000 for a married couple filing jointly;
  • The house must be purchased by April 30, 2010. If the taxpayer has a binding contract to purchase the home by April 30, 2010, the closing can be as late as June 30, 2010;
  • Active military members can still qualify if they purchase a house by April 30, 2011.
